One of the reasons that it's so hard to sell your own house is that prospective buyers rarely feel comfortable voicing their opinions to homeowners.
Most buyers will be afraid to tell you they think your wallpaper will clash with their furniture, for fear of hurting your feelings. However, they don't hesitate to tell the Realtor. This allows us to overcome the objection and minimize it's impact, so that they can stay excited about your property. For example, the Realtor might respond "Hey, you can always change the wallpaper, but this is the ONLY house in your price range with a NEW kitchen AND a sunny backyard..." The buyer will usually then respond "Ya, that's true... what did you say the lot size was?" From us it's "advice." From you, unfortunately, it comes across as pressure.
Having a Realtor to act as a sounding board allows the buyer to let off a little negative steam and is often a necessary step on the way to getting the home SOLD.
